Canadian winters present the additional challenge of frost damage if the fill soil in the excavation cavity is allowed to hold water. When frozen water volume increases 10%. High water content in the fill soil will expand when frozen and force your foundation walls to bow, lean in or sheer. As detailed under Exterior Waterproofing, Internal Drainage is not actually ‘waterproofing’ as water is being allowed to pass through the foundation walls or wall-footing joint to an interior drainage system. That said, Internal Drainage Systems offer reliable performance for maintaining a dry basement or crawlspace providing steps are taken to ensure the foundation is able to process groundwater passing through it and does not suffer damage in the future. Advantages of Internal Drainage Systems versus exterior waterproofing include reduced cost, time and disruption for installation. In many cases Internal Drainage is the only waterproofing option available due to limited access to the exterior of the foundation. Usually, in combination with an Internal Drainage System we will suggest exterior grading, window well and drainage solutions to ensure groundwater is directed away from the foundation.

Foundation walls and floors often crack as the building settles or soil conditions change. There are a variety of repair solutions depending on the type of foundation and the cause and severity of the crack.
Lakeview offers a full range of pre-engineered products and methods for sealing walls cracks including polyurethane resin or epoxy injection from the interior, or, excavating the exterior, applying hydraulic cement, liquid rubber, a filtered drainage membrane and proper footing weeping tile drainage.
Structural cracks, (gaps wider than 4mm or uneven surfaces), may require additional repairs to stabilize, straighten or replace the affected area. Lakeview offers several pre-engineered solutions to stabilize structural cracks including carbon fiber staples and straps or wall bracing. Your Lakeview Design Specialist will notify you if the crack is minor and can be repaired with pre-engineered stabilizing or straightening options or, if required, suggest an engineered drawing to properly complete the repair.
